Are Roof Coatings Worth It?

You may be asking, are roof coatings worth it? Well, the rapid expansion of the fluid-applied roofing market begs the question, "Why?"

Let's jump right in and discuss why many building owners are turning to Fortis Roofing Systems to help protect their investment and provide savings during the process.

Sustainability and limited impact on the environment

To begin with, there is the obvious benefit of saving your roof from being removed and sent to a landfill, where it will remain forever. With our Fluid Applied Roofing System, it's now possible to restore and save a roof that has reached or is near reaching the end of its useful lifecycle. When your commercial roof reaches this point, it is imperative that building owners and managers pay close attention to the signs of roof failure and perform preventative roof maintenance. Even better, building owners and managers may want to enroll their commercial buildings in our Fortis-Shield Warranty and Maintenance program. Our warranty program keeps you one step ahead of any potential problems, thus saving you a ton of money throughout the roof's lifetime. This isn't just a warranty program; it's an education program for building owners and managers so that they can better understand how to best protect their investment, business, and tenants.

When you aren't having to remove and discard your roof, you are reducing the amount of waste being contributed to our landfills.

The roof of your commercial building may be readily extended for another 10, 15, 20, or 30+ years with the help of our quality fluid-applied roofing system, without the need for an expensive takeoff or the exposure to the high liability that comes with it. It needs to be mentioned here that as a business and building owner, you will limit, if not totally eliminate, any business interruptions.

With fortis roofing systems commercial roof coatings, you can expect that your roof will provide upwards of 85% reflectivity values.

With our fluid-applied roofing systems, high energy consumption can be mitigated by replacing dark, heat-absorbing roofs with our white, cool roofs. Our fluid applied roofing systems can provide upwards of 85% reflectivity value.

The economics of our fluid-applied roofing systems

Financial gains have been a major factor that has contributed to the successful expansion of the fluid applied roofing industry. In addition to providing your building with a cool roof, fluid-applied coating technologies are more cost-effective since the building owner does not have to pay for the labor associated with removing and disposing of the old roof.

Because of the potential for a full write-off in just one year, these options for building maintenance are not only more cost-effective but also better for the environment.

Increase Insulation Value With Spray Polyurethane Foam

Spray polyurethane foam can help building owners save money on heating and colling costs, because it has a high R-value.

Unless drastic action is taken to discover new ways to cut energy prices, we must accept that energy is no longer a bargain and will continue to rise in the future. It's in everyone's best interest if building owners can lower the total amount of energy used on cooling by installing highly reflective cool white roofing systems.

Technology in the fluid-applied roofing industry

Technology has contributed to the expansion of the fluid applied sector. The coatings business has benefited from the same technological developments that have improved traditional roofing systems, which have greatly mitigated the problems that plagued the sector and contributed to the infamous early coating failures.

It's not just technological advances that are making fluid-applied roofs popular. It's the roof preparation and installation techniques that are equally responsible for the improvement in lifespan and efficiency of fluid-applied roofing systems.

However, this does not mean that all systems and contractors are created equal. We will not run anyone or any manufacturer down. Unique and personally tailored roofing solutions can be accomplished with our fluid applied roofing systems.

The effectiveness and useful applications of our fluid applied roofing systems as an alternative to roof replacement isn't just another justifiable reason to explore and consider fluid applied roofing; it should be an absolute must-have option in your arsenal in protecting your investment. The three major fluid systems are acrylics, silicones, and urethane. They provide building owners with options that may be adapted to the specific demands of their individual buildings. Basically, fluid-applied roofing systems can improve and protect your roof in most situations, regardless of obstacles and difficulties.

For example, if your commercial building has a metal roof with a modest slope of 1/2:12 pitch to 3:12+, you can be assured that our MR system (acrylic-based metal restoration system) will last for decades. Although silicones and urethanes may be used on these roofs, they come with a few drawbacks that make them less desirable than premium acrylics. These include a larger price tag, a more complicated application process, and an increased risk of overspray. Silicone, which becomes exceedingly slippery when wet, poses a hazard to any foot traffic walking on the roofing system. Silicone also limits repair options later down the road as well. It should also be noted that silicone tends to trap dirt, making it more susceptible to becoming dirty quickly.

Alternatively, our silicone and urethane systems are preferred for low slope or flat roofs with a slope of less than 1/2:12 (which may experience ponding water or require prolonged drying periods). Acrylics are more prone to detachment in ponding water because they tend to absorb water due to their permeability. Silicone and urethane are designed to shed water, meaning they don't absorb the moisture, therefore they tend to have a longer lifespan in these particular settings and conditions.

cost-effectiveness due to reduced manpower requirements during installation.

A lack of skilled workers is a problem within the roofing industry, yet it is typically disregarded as a possible explanation as to why prices are high or standard commercial roofing systems are prematurely failing. With our fluid-applied roofing systems, a typical job only requires a crew of 3 to 5 people. Compare the fluid applied crew to a typical commercial roofing crew of 8–15 crew members. You can now see why the labor costs are substantially lower and how it can save you money up front.
