Shingle Roof Replacement
Although it is generally preferable to see whether a shingle roof can be repairedbefore opting for a replacement, a shingle roof replacement is many times the only alternative available. When a shingle roof replacement is in order, you can count on our team of roofing specialists to do the job well. We will inspect your roof and advise you on whether or not a shingle roof replacement is necessary. If a replacement is necessary, we will provide you with the needed documentation for your insurance (if needed) and if your insurance company requests to speak with us, we can help them in any way possible. Contractors are only supposed to provide the scope of work needed and a cost associated with performing that scope of work. When contractors begin negotiating on your behalf with the insurance company, they are acting as a public adjuster and opening themselves up to civil and possible criminal liability. As a homeowner or business owner, this would make me concerned about the well-being of my claim. Each and every project will vary, but your manager will provide you with a fair and detailed estimate for your roof replacement. We promise to remain available to you at all times and provide you the guidance you need to ensure a smooth transition concerning the restoration of your home or business.

Installation Of Your Commercial Roof
Commercial Roofing Guide
17
The installation process for a commercial roof can vary substantially depending on the material, cost, labor hours, and level of complexity. Employing a dependable commercial roofing contractor that can do the work on time, within budget, and at your leisure is advantageous.
Three Essential Commercial Roofing Elements
There are three essential elements to any commercial roofing project: proper ventilation, adequate drainage, and a quality roof covering system. Proper ventilation helps ensure that the temperature inside the building stays consistent, which can help prolong the lifespan of the roof itself. Adequate drainage prevents water from pooling on the roof and causing damage. A quality roofing system provides protection from the elements and can help improve the energy efficiency of the building.
Roof Examination
Commercial Roofing Guide
18
The problematic areas of a commercial roof, such as roof covering materials, deck material, ventilation, flashing details, and drainage pipes, are inspected during a comprehensive examination. This may aid in the prevention of potential premature roof damage and overall failure.
Roof Maintenance for Commercial Buildings
Commercial Roofing Guide
19
Maintaining your roof is Just as important as having your roof regularly inspected. Maintenance tasks can consist of debris removal, leak mitigation, rip and tear repair, water damage restoration, properly flashing penetrations such as the HVAC systems on the roof, and ensuring that the overall roof system is ready to withstand future weather events.
Commercial Roof Types
Built-Up Roofing or BUR Membrane, is the conventional tar-and-gravel roof technique. It comprises of multiple layers that increase the system’s resilience and durability. BUR is a low-slope roof application that is great if you require a reliable solution.
Metal Roofing
Commercial Roofing Guide
20
Metal is one of the most widely used roof covering materials for sloped roof commercial buildings. There is a wide range of metal materials that can be used for roofing, including metal tiles and panels, corrugated galvanized steel, stainless steel and stone-coated steel. Commercial metal roofs are robust and have good ratings for fire and hail resistance. Most often, they include protective layers to prevent corrosion and damage from sunlight and other harmful elements. In addition, they are a very aesthetically pleasing alternative and contribute to a more sustainable property design.
Roofing Composed of Modified Bitumen
A mod-bit roof, comprised of asphalt that is combined with a rubber or plastic polymer that has been strengthened with fiberglass, creates a pliable waterproof membrane. Mod-Bit is a minimum two layer system and installed on rooftops to guarantee optimum protection. In comparison to conventional commercial roofs, mod bit roofs are easier to maintain and have greater tensile strength. It is an ideal solution for a business roof if you expect a great deal of foot traffic.
EPDM Roofing Membrane
Commercial Roofing Guide
21
Ethylene propylene diene terpolymer is often referred to as EPDM. This material’s performance benefits includes enhanced elongation (ability to stretch), UV resistance, and the ability to withstand hail impacts. The darker colored material helps owners save on heating costs, while a lighter colored material helps owners save on cooling costs.
These systems are ideal for commercial roofing applications. These roof systems make great energy efficient “cool roofs” that provide building owners and even home owners with energy savings. These systems have a high reflectivity rating, are very lightweight, and are able to resist being degraded by the suns harmful UV rays. PVC and TPO are puncture resistant, can handle most chemicals but may be more susceptible to hail impacts. The installation process for TPO is a little more difficult because most TPO roofs require welded seams and are either mechanically fastened to the deck or is a fully adhered (glued) system. PVC and TPO roofs are also great for any establishment that utilizes a ventilation system that may expel oils, such as eating establishments.
Price of Commercial Roofing in Texas
There are numerous variables that affect the overall cost associated with a new system, including system installation, inspection, and maintenance. The following are some factors that affect the overall costs related to owning a commercial roof:
Labor and materials are the biggest factors to keep in mind. Other issues that affect the overall cost are issues such as required tear off of existing roofing materials, accessibility and pitch. Local permissions and permitting is required for the installation and repair of industrial roofs. Additional elements, such skylights, chimneys, and other penetrations and obstacles may increase the cost.

You may be asking, are roof coatings worth it? Well, the rapid expansion of the fluid-applied roofing market begs the question, “Why?”
Let’s jump right in and discuss why many building owners are turning to Fortis Roofing Systems to help protect their investment and provide savings during the process.
Sustainability and limited impact on the environment
To begin with, there is the obvious benefit of saving your roof from being removed and sent to a landfill, where it will remain forever. With our Fluid Applied Roofing System, it’s now possible to restore and save a roof that has reached or is near reaching the end of its useful lifecycle. When your commercial roof reaches this point, it is imperative that building owners and managers pay close attention to the signs of roof failure and perform preventative roof maintenance. Even better, building owners and managers may want to enroll their commercial buildings in our Fortis-Shield Warranty and Maintenance program. Our warranty program keeps you one step ahead of any potential problems, thus saving you a ton of money throughout the roof’s lifetime. This isn’t just a warranty program; it’s an education program for building owners and managers so that they can better understand how to best protect their investment, business, and tenants.
When you aren’t having to remove and discard your roof, you are reducing the amount of waste being contributed to our landfills.
The roof of your commercial building may be readily extended for another 10, 15, 20, or 30+ years with the help of our quality fluid-applied roofing system, without the need for an expensive takeoff or the exposure to the high liability that comes with it. It needs to be mentioned here that as a business and building owner, you will limit, if not totally eliminate, any business interruptions.
Reduced energy consumption.
With fortis roofing systems commercial roof coatings, you can expect that your roof will provide upwards of 85% reflectivity values.
With our fluid-applied roofing systems, high energy consumption can be mitigated by replacing dark, heat-absorbing roofs with our white, cool roofs. Our fluid applied roofing systems can provide upwards of 85% reflectivity value.
The economics of our fluid-applied roofing systems
Financial gains have been a major factor that has contributed to the successful expansion of the fluid applied roofing industry. In addition to providing your building with a cool roof, fluid-applied coating technologies are more cost-effective since the building owner does not have to pay for the labor associated with removing and disposing of the old roof.
Because of the potential for a full write-off in just one year, these options for building maintenance are not only more cost-effective but also better for the environment.
Fortis roofing systems can help your business save money while protecting your investment.
Increase Insulation Value With Spray Polyurethane Foam
Foam coating over a flat roof
Spray polyurethane foam can help building owners save money on heating and colling costs, because it has a high R-value.
Unless drastic action is taken to discover new ways to cut energy prices, we must accept that energy is no longer a bargain and will continue to rise in the future. It’s in everyone’s best interest if building owners can lower the total amount of energy used on cooling by installing highly reflective cool white roofing systems.
Technology in the fluid-applied roofing industry
Technology has contributed to the expansion of the fluid applied sector. The coatings business has benefited from the same technological developments that have improved traditional roofing systems, which have greatly mitigated the problems that plagued the sector and contributed to the infamous early coating failures.
It’s not just technological advances that are making fluid-applied roofs popular. It’s the roof preparation and installation techniques that are equally responsible for the improvement in lifespan and efficiency of fluid-applied roofing systems.
However, this does not mean that all systems and contractors are created equal. We will not run anyone or any manufacturer down. Unique and personally tailored roofing solutions can be accomplished with our fluid applied roofing systems.
The effectiveness and useful applications of our fluid applied roofing systems as an alternative to roof replacement isn’t just another justifiable reason to explore and consider fluid applied roofing; it should be an absolute must-have option in your arsenal in protecting your investment. The three major fluid systems are acrylics, silicones, and urethane. They provide building owners with options that may be adapted to the specific demands of their individual buildings. Basically, fluid-applied roofing systems can improve and protect your roof in most situations, regardless of obstacles and difficulties.
For example, if your commercial building has a metal roof with a modest slope of 1/2:12 pitch to 3:12+, you can be assured that our MR system (acrylic-based metal restoration system) will last for decades. Although silicones and urethanes may be used on these roofs, they come with a few drawbacks that make them less desirable than premium acrylics. These include a larger price tag, a more complicated application process, and an increased risk of overspray. Silicone, which becomes exceedingly slippery when wet, poses a hazard to any foot traffic walking on the roofing system. Silicone also limits repair options later down the road as well. It should also be noted that silicone tends to trap dirt, making it more susceptible to becoming dirty quickly.
Alternatively, our silicone and urethane systems are preferred for low slope or flat roofs with a slope of less than 1/2:12 (which may experience ponding water or require prolonged drying periods). Acrylics are more prone to detachment in ponding water because they tend to absorb water due to their permeability. Silicone and urethane are designed to shed water, meaning they don’t absorb the moisture, therefore they tend to have a longer lifespan in these particular settings and conditions.
cost-effectiveness due to reduced manpower requirements during installation.
A lack of skilled workers is a problem within the roofing industry, yet it is typically disregarded as a possible explanation as to why prices are high or standard commercial roofing systems are prematurely failing. With our fluid-applied roofing systems, a typical job only requires a crew of 3 to 5 people. Compare the fluid applied crew to a typical commercial roofing crew of 8–15 crew members. You can now see why the labor costs are substantially lower and how it can save you money up front.
A roof coating may be the answer to your prayers if you own a business or industrial building and need to delay a full roof replacement.
Extreme temperatures and damaging weather events are common in Weatherford, Texas and its neighboring areas such as Fort Worth, Texas. With Texas winters having the potential for being harsh and the Texas summers always deliver brutal conditions, it’s best to prepare your commercial roof to withstand these conditions.
As a result of these polar opposite weather conditions, your roof may experience significant stress. Coating your existing commercial roof can greatly extend its life and functionality, meaning less business interruptions and not having the expense of a full roof replacement.

Roof coating 41
Here are some of the advantages of roof coatings:
The beauty of roof coatings is that they are a seamless roof covering. Roof coatings are a fully adhered roofing membrane that is sprayed or rolled over the surface of your existing roof.
As much as 85% of the sun’s ultraviolet rays are reflected by the coatings’ white color.
Money-Saving Tip: The reflectivity can save your energy bill by as much as 30 percent! As opposed to a full roof replacement, which may cost a lot in labor and disposal costs, a roof coating is a considerably more cost-effective option.
Resistance to damage from hail, wind, fire, and other elements is built into our coatings, and they also flex and bend with changes in temperature.
The roof coating procedure is far quieter than a complete roof replacement and will not interfere with operations as usual.

When it comes to choosing a roofing system for your home, it’s important to weigh the pros and cons of each option to find the best fit for your needs. Here is a look at some of the most common roofing systems and how they hold up against extreme weather conditions. Asphalt shingles are one of the most popular roofing systems, and they are generally affordable and easy to install. However, they are not as durable as other options and can be damaged by high winds and heavy rains. Metal roofs are a good choice for homes in areas that experience severe weather conditions, as they are strong and resistant to damage from hail and wind.
They are also relatively affordable, though they can be a bit more difficult to install than other types of roofs. Tile roofs are another good option for homes in areas with extreme weather, as they are durable and can withstand high winds, hail, and rain. However, they can be expensive compared to other roofing options. If you’re looking for a roofing system that can stand up to extreme weather conditions, then metal or tile roofs are the best options. However, if you’re looking for an affordable and easy-to-install option, then asphalt shingles may be the best choice for you.

Now that that’s out of the way, let’s answer seven of the most-asked questions concerning roofing.
1. How do I know when my roof needs to be replaced?
Top 7 roofing questions answered 65
Roofs aren’t meant to be changed out very often. But if you know that it’s time or almost time to replace your roof, you are lowering the chances of having a water leak and potentially damaging the interior portion of your home.
So, you shouldn’t need to replace your roof until it’s getting close to the end of its life. If your roof was put on correctly, your attic has enough ventilation, and your roof is taken care of properly over the years, your roof then stands a better chance of living up to it’s full potential and lifespan.
The life of your roofing system really depends on the manufacturer, roof type and proper installation. Depending on the roof type you choose the lifespan could be 20 years, 30 years, 50 years, or even longer. If you aren’t in the roofing business, it can be hard to tell when a roof is getting old, but there are signs that it’s time to get a new one.
For example, let’s look at an old asphalt roof. Here are some signs that your composition roof has potentially reached the end of its useful life:
Curling or buckling shingles
Loss of granules, which makes the shingles look bald.
Missing shingles
Roof sagging
Your roof has moss on it
Shingles that have blisters
If your asphalt roof has any of the above problems, it’s probably time to replace it. Be aware that you might need to replace your roof sooner than you thought because of damage from a storm or an early roof failure caused by bad installation or using cheap roofing materials.
If you choose to hire a good and reputable roofing contractor, your roof should last as close as it can to as long as it can last. Don’t forget to ask about your contractor’s warranty and also ask if they register your roof system with the manufacturer.
2. How do I find a reliable, honest and reputable roofing contractor?
As I stated earlier, if you hire a good roofing contractor, you should be able to get the most out of your roof. But the truth is that it can be hard to find a reliable roofing contractor.
That’s why it’s important to do your research and even talk to a few different companies. But you can make sure you’re looking at the right companies by doing these few things.
Here are some tips that will help you find a trustworthy roofer:
They have a local address and a local phone number.
Ask for proof that they are registered with the City and insured in Texas.
Ask your friends and neighbors who they would recommend.
Check out the reviews from the last three months or ask your contractor for references if they don’t have many online reviews.
They offer a warranty on the work that they perform.
These are just a few suggestions to help you get started. But the best way to make sure you hire a good roofing contractor is to talk to them and ask them the right questions.
3. What’s the best material for my roof?
Top 7 roofing questions answered 66
Aside from choosing a roofing contractor, the most important choice you’ll have to make is what kind of roofing material you need, not neccessarily what you want. Some people try to find their favorite roof system based on looks, not functionality.
But in reality, you have to find the type that works best for you and your situation. When looking for the right roofing material, you need to think about how you want it to look, how much money you have, and how long you want it to last. Equally as important, what roofing system is going to best protect my home and family.
If you’re on a budget and want a cheap roof, architectural asphalt shingles are probably your best bet. But impact resistant (IR) asphalt shingles are a great choice if your budget is flexible and you want a roof that lasts longer and provides more protection from impacts such as hailstones.
If money isn’t an issue and you want a roof that stands out, you should get a standing seam metal roof, a stone coated steel roof or a tile roof. Just know that these are top-of-the-line roof systems that most people can’t afford.
4. How much does it cost to get a new roof?
Top 7 roofing questions answered 67
This question has got to be the biggest question (and worry) that people have about getting a new roof. This is, of course, how much it costs to get a new roof.
Due to the many things that affect cost, it’s hard to give you an exact price for your roof. But I can give you at least a general idea.
how much a new roof costs on average
On average, it costs about $15,000 to replace a roof.he price is based on a house with 3 bedrooms, 2 bathrooms, a moderate to low sloped roof pitch and is typically an architectural asphalt shingle system.
Keep in mind that the material of your new roof has a big effect on how much it will cost. So, if you want to upgrade to a more expensive asphalt shingle, you may end up paying twice as much.
But when it comes to the most expensive roofs, the price difference is even bigger. Depending on which one you choose, the price could be anywhere between $500 and $900 per square.
5. How long will it take to get my roof replaced?
Top 7 roofing questions answered 68
When a roof replacement is scheduled, most people want to know how long it will take to finish. Because every roof is different, I can’t say for sure how long it will take.
Considering this, most asphalt roofs can be replaced in a single day. But the exact time depends on things like the size and complexity of the roof, how easy it is to get to, and the weather.
It also depends on the material you choose for your roof. Tile roofing systems for example, typically can take anywhere from 3 days to two weeks.
Installing a tile roof takes a lot longer because each piece is installed one by one. Putting on architectural asphalt shingles, which come in strips that are (about) 40″ long can go much faster meaning less money for labor. A roof replacement can also take longer if there is a lot of roof decking that needs to be changed out.
6. Do I get a warranty with my new roof?
You’ll have two types of warranties to protect your investment after your roof is put on. The first warranty will cover how well the roofer you hire did his or her job. This warranty is called a labor or workmanship warranty.
The length of your workmanship warranty depends on the roofing contractor you hire, and it varies from company to company. They can b anywhere between1, 2, 5, 10, 25, or even a lifetime warranty.
If you are getting a full roof replacement or even a new roof on a newly built home, your roofing contractor at minimum should be offering you a 2 year labor / workmanship warranty. The only way a roofing contractor can stand by a warranty any longer than that, is if you don’t allow anyone on your roof for any reason at all, or you don’t suffer damages from a storm. Even at that rate every roof suffers from the heat and elements and sustain normal wear and tear. At Fortis Roofing Systems, our new roof installs and re-roofs are eligible to receive a Leak Free Certification. This certification is typically a minimum of 2 years and is transferrable and also guarantees that if your roof leaks during the “covered period”, we will stop the leak and make minor repairs at no cost to you. This certificate is highly sought after when selling a home. We can also offer this certification on existing roofs also. We perform an inspection on the inside of your home, the attic and then the roof. If the home meets our criteria for a leak free certification, we will issue the certification. If there are repairs that need to be made prior to issuing a certification, we can make the repairs at a reasonable and fair cost, then issue the leak free certification.
Top 7 roofing questions answered 69
The second warranty is on the roofing materials themselves, and each type of roofing material has a different type of material warranty.
As an example, asphalt shingles come with a warranty from the company that made them. On the other hand, the paint that protects the metal panels on metal roofs is covered by it’s own warranty.
Composition shingles come with a warranty that lasts for a certain number of years and then decreases.
Both of these warranties are important to protect the investment you made in your roof. But if you hire a good roofer and buy good materials, you should be able to get the best warranties available.
7. Will my home insurance cover damage to my roof?
You have home insurance to protect your house which includes your roof system. Typically, the answer is yes, insurance will cover damages to your roofing system. But it’s of the upmost importance to be familiar with your contract or policy documents. Damages are only covered when said damages are a direct result of a covered peril. And I want to use this opportunity to tell you that every policy holder MUST pay their contractually agreed upon deductible amount before insurance covers the cost to repair or replace your roof. Let me be clear here, NO reputable roofing contractor will agree to waive your deductible. This is insurance fraud and is an arrestable offense. And don’t think it’s just the roofer that can get held liable for this.
Top 7 roofing questions answered 70
What kind of damages are typically covered by insurance?
For roof damage to be covered by insurance, it must be caused by something like a tornado or a hurricane. This includes the straight-line winds that happen during heavy thunderstorms, hail storms, snowstorms, and tornadoes.
It should also cover roof damage caused by tree branches that fall during storms or when there is a lot of wind. Depending on the kind of policy you have, your homeowner’s insurance should pay to replace your roof if it gets damaged by any of the above.
Just know that your insurance adjuster and the insurance company have the last word on whether or not your claim will be paid. But if the damage comes from bad weather, your homeowner’s insurance should pay for it.
So, that’s the answer to the top 7 roofing questions. Don’t forget that the links in this article give you more information on each subject.

Homeowners frequently inquire as to whether or not they have to pay their insurance deductible in order to use their homeowner’s insurance for roof repairs or replacement.
In Texas, If you want your homeowner’s insurance to cover the expense of your roof repairs or replacement, the quick answer is YES, you must pay it. Texas law REQUIRES homeowners to pay their deductible when filing a claim on their homeowner’s insurance. Here is an excerpt from the Texas law:
Texas law requires a person insured under a property insurance policy to pay any deductible applicable to a claim made under the policy. It is a violation of this Texas law for a person or business paid wholly or partly from proceeds of a property insurance claim to knowingly allow the insured person to fail to pay. Or assist the insured person’s failure to pay, the applicable insurance deductible. See SECTION 2. Business & Commerce Code, is amended to read as follows: Section 27.02. “Goods or Services Paid for by Insurance Proceeds: Payment of Deductible Required”.
What Does “Deductible” Mean?
Our simple explanation is that a deductible is a predetermined and contractually agreed upon amount of money that you must pay before your insurance company will pay you or begin working on your claim. The deductible is the part of the claim in which you are required to pay. If you want to learn more about what the State of Texas says about deductibles, click here.
When SHOULD your deductible be paid?
If you’re ready to make a significant investment in your house, such as installing a new roof, insurance might be a lifesaver. The majority of roofs cost around 10 percent of a home’s worth, which is a lot! In this case, paying your deductible will save you money since you will only be responsible for a tiny percentage of the supplies and labor. Your insurance company will cover any remaining costs. So, in short, any time that you and your insurance company agree that damages to your home is covered under your policy and the cost of repairs exceeds your deductible, then it makes sense to pay the deductible.
When you SHOULD NOT pay your deductible.
Depending on the extent of the damage, you may not be required to pay your deductible or submit a claim with your homeowner’s insurance carrier. If your home only sustained minor damages and said damages does not exceed your deductible, paying for the damages out of pocket will save you money. This is the one and only situation in which we frequently advise homeowners NOT to pay their deductible.
Beware of Roofers Who Offer to Pay Your Deductible!
Yes, it appears like you’re paying your contractors a lot of money, but the majority of your insurance proceeds will (or at least should) go into supplies and labor. If a roofing contractor states that they would “pay your deductible”, it makes sense to expect that your contractor will be recuperating that cost somewhere else on the job. They must be able to pay their staff and remain in business, meaning that they cannot afford to lose money on your project. If they DO pay your deductible, they will make up the difference by cutting expenditures elsewhere. For instance, they may utilize inexpensive shingles, forego using ice & water shield, reusing flashing or charging for a synthetic underlayment and actually install a lesser priced and quality underlayment. Below is other ways that roofers can make up the cost of covering your deductible.
Winter brings harsh freezes and ice storms, so ventilation helps snow and ice melt uniformly and drain from your roof, reducing the likelihood of an ice dam. When a roofer is attempting to save money and increase profits, they frequently omit this crucial procedure, which drastically limits the useful lifespan of your new roof.
Utilizing Cheaper, Less Quality Shingles
Using a lesser quality shingle may be cheaper because they include flaws or have been constructed in a way that even the manufacturer lowers the amount of time that they will warranty the product. Using these cheaper products can save your roofer a ton of money, but ultimately can cost you much more down the road when your roof fails or doesn’t perform to the standard that you need.
Working quickly but with poor quality
More roofs completed equals more money, but it also means that you are more likely to experience problems with your roof due to the job being completed too rapidly and without the proper attention details.
